The Hamiltonhill Development

The Hamiltonhill Development is Queens Cross Housing Association’s contribution to the Glasgow Canal Regeneration Partnership, which is a partnership between Glasgow City Council, Scottish Canals and other local agencies to deliver the Canal Action Plan, a new vision of the northwest of Glasgow.  

The development will see around 670 new homes built, providing a mix of low-rise flats and terraced housing, with over 350 for sale and 320 for social rent spread through the neighbourhood.  The full development will take around 12 years to build.

These new homes range in size from one bedroom flats to larger family houses with up to four bedrooms.  New local parks have been created, bringing attractive open, green spaces and play parks to the area.

Phase One – 2025

The first phase of the development includes 178 properties for social rent.  The first 88 of these properties have already been advertised on Find My Home.

Allocating the Properties

We are operating a Local Letting Initiative (LLI) for Hamiltonhill which prioritises transferring Queens Cross tenants who have demonstrated that they can sustain a tenancy and applicants who have a local connection to the area. We will allocate all properties in line with our Allocation Policy, which prioritises applicants who are in the greatest housing need and are eligible for the property size and type available. The LLI will operate alongside this. We consulted on the use of an LLI for Hamiltonhill in April 2024 and 74% of respondents were in favour of this. The LLI was approved by our Board in May 2024. Some of the properties in the development have been designed for applicants who have disabilities or poor mobility. We will prioritise applicants who would use these features when allocating these homes.

Here is some information about the Hamiltonhill development, based on questions we are often asked:

 

How many properties will be available for rent at the Hamiltonhill development?

The entire development will include around 320 properties for social rent.

Phase one of the development, which should be ready to move into in 2025, includes 178 properties for rent.

Phase two includes 71 properties for rent.  Phase two is still in the planning stage with building work expected to start in the spring of 2026.

 

What types and sizes of properties will be available?

The development includes flats, terraced houses and cottage flats. Properties range in size from one bedroom to four bedroom homes.

 

How do I apply for a rented property at Hamiltonhill?

The properties will be advertised and allocated through our Find My Home system.  Available properties will be advertised on www.findmyhome.org.uk and applicants who are registered on the Find My Home system can note their interest (known as “placing a bid”) on properties that are the appropriate size for their household and that meet their medical needs.

How do you decide who to offer the property to?

When the property adverts end, the Find My Home system sorts the list of bidders into order of housing priority based on their suitability for the property (in terms of their medical or mobility needs) and their priority band.

We have a Local Lettings Initiative (LLI) for Hamiltonhill which will be operated alongside our Allocations Policy, acting as an additional set of circumstances to be taken into consideration.  The LLI, which is available on the Find My Home website, prioritises transferring Queens Cross tenants who have demonstrated that they can sustain a tenancy and other applicants who have a connection to the local area.  The LLI will be applied after the property adverts end, meaning that applicants who are at or near to the top of a bid list will not necessary be offered a property. 

We will allocate approximately 70% of the properties to Home Movers (current Queens Cross tenants), 20% to Home Seekers (applicants who are not currently a Queens Cross tenant) who have a local connection to Hamiltonhill and 10% to homeless applicants who are referred to us by Glasgow City Council. 

To be eligible for a transfer, current Queens Cross tenants must have kept their home in good condition and must have paid their rent in full.  We will visit tenants prior to making an offer of housing to check the condition of their home.

Applicants who are not currently Queens Cross tenants need to have a local connection to the Hamiltonhill area. We will normally consider that an applicant has a local connection to the area where:

  • They currently live or have previously lived in the area
  • They work in the area
  • They have close family who live in the area
  • They receive care from or give care to someone who lives in the area

This is not an exhaustive list and we will consider any other reasonable connections to the area when allocating the properties.

 

When will the properties be advertised?

The first 88 properties have already been advertised on the Find My Home website.

The remaining 90 properties in Phase One of the development will be advertised in batches throughout 2025.  We cannot say exactly when the adverts will start, as it depends on the progress of the building work.  Applicants who are interested in bidding for properties should keep an eye out for announcements on the Find My Home website.

What do the properties come with?

Like the rest of our properties, the properties at Hamiltonhill are unfurnished and do not come with floor or window coverings.

The properties are decorated throughout in an off-white colour and come with brand new kitchen units and bathroom suites.

 

Is there parking available?

The houses and cottage flats in the development have one allocated parking space each.

There is off-street parking available throughout the development.  This is unallocated, meaning that it is used on a first come, first served basis.

There are parking spaces available for blue badge holders. Again, these are unallocated and are available on a first come, first served basis.
